Two Documents to Check Out
As of December 2020, the Board has added a new document and revised an existing document to this website under the Documents tab.
An FAQ (Frequently Asked Questions) document has been added in response to questions posed by a small number of members at our last Annual General Meeting. This section is a synthesis of the rights and responsibilities of HOA members stemming from the Restrictive Covenants registered on your titles. It is also intended to assist new and potential residents of Blackburne Creek in understanding the role and function of the Blackburne Creek HOA.
The Board has again revised its Collections Policy to reflect changes that have evolved over the past several years and reflect the commitment that the Board has to those who faithfully pay their dues. These measures ensure that the Association does not lose part of the fees when we must refer the account to our collection agency. They also endeavor to circumvent having to wait until a property is sold to recover moneys owing to the HOA once a Court order has been rendered.
As this site has reported in the past, from time to time we have had the odd request from new homeowners that we waive their fees as their lawyer did not advise them that there was a Homeowners' Association in place. These Procedures reinforce our principle that delinquent lawyers should not cost our Association lost fees due to their omitting to advise their clients that the Association is alive and well and that fees are a mandatory cost of living in Blackbume Creek. Remember, the onus for maintaining your property in good standing is with the homeowner.
The Board has also been working on revising our Payment System and has dropped PayPal as a means of payment for the 2020-21 fiscal year. You can now pay through e-transfer and of course cheque and money order (cash is not accepted).
